WHAT IS AN INVENTORY?
An Inventory is a third party, unbiased, record of the condition of a property and it’s fixtures and fittings prior to a tenant moving in. It is your impartial and unbiased proof of condition should a dispute arise.
WHY DO I NEED AN INVENTORY?
It is essential to have an inventory prior to a tenant moving in to provide proof of condition of the property. Upon an interim or end of tenancy inspection, if anything within the property is not in the same condition as at the start of tenancy, the inventory provides un-biased evidence.
HOW OFTEN SHOULD I HAVE AN INVENTORY PERFORMED?
As a minimum an inventory should be performed before a tenancy commences and after it ends. We can also perform Interim inspections as required.

HOW LONG DOES AN INVENTORY TAKE?
As a guide, a 1 bedroom property will take 2 hours and a 3 bedroom property will take 3 hours. As every property is different the time taken will change from property to property.
WHAT IS INVOLVED IN AN INVENTORY?
We write down details and photograph the condition of the entire property: floors, walls, doors, fixtures and fittings. We will record the gas and electricity meter readings. The report will record this in a methodically laid out and easy to follow document.
