An EPC – ENERGY PERFORMANCE CERTIFICATE is a UK certificate confirming the performance and anticipated energy demands of a domestic property.

It is a legal requirement to have an EPC – ENERGY PERFORMANCE CERTIFICATE prior to marketing of sale or leasing of a property.  With a fine of £200 chargeable to the person marketing the property.  As such, neither estate agents or leasing agents will market a property prior to having this document.  If you are considering selling or renting your property get in touch with us to generate your EPC.

An EPC – ENERGY PERFORMANCE CERTIFICATE is valid for 10 years or until the property has had a structural or energy efficient modification: additional insulation, change of boiler, extension, replacement windows or doors etc

A 1 bedroom property will take approximatley 45 minutes and a 3 bedroom property will take 1 hour.  As every property is different the time taken will change from property to property.  Properties constructed with decorative features: bay windows, extensions, non square or rectangular layouts will take longer

An EPC – ENERGY PERFORMANCE CERTIFICATE Survey involves inspection and measuring of numerous features of the building.  At no point is the property drilled in to or modified.  If the property has a loft, we will require access to do, as a minimum, a head and shoulders inspection to ascertain construction type and insulation properties.  We always bring our own telescopic ladder with us.  We will require access to the gas and electricity meters.  A visual inspection of the heating system, lighting, windows and doors.  We will take measurements of the internal floor space and take photographs of various aspects of the property.  No photos will appear on the EPC
